Contract and Addendum - Sample Sales Agreement and supporting addendums. We suggest that you contact an attorney when preparing contracts and other legal agreements.

Lead Paint Brochure - If the property was built prior to 1978 - Federal Law requires that the seller provide the Buyer with a copy of this brochure.

Lead Paint Disclosure - If the property was built prior to 1978 - This disclosure is required under Federal Law. There are NO exemptions to the disclosure; either to "investors" or "for-sale-by-owners".

Purchase Agreement - Sample Sales Contract without the addendums. This is a sample - should you have questions we would suggest that you contact an attorney.

Check List for Loan Closing - This check list will guide the seller and buyer through some of the steps to closing. This "real-world" guide will save many hours of agitation.

Lead Paint Addendum - Contract addendum for lead paint disclosure. If the property was built prior to 1978 this is required. The addendum states the seller and buyer obligations under the statute.

Loan Assumption Addendum - for sales where the loan is being assumed. The addendum defines the existing loan, escrow account, insurance, mortgage insurance and allocation of expenses.

New Loan Addendum - for sales where the purchaser is obtaining new financing. This addendum states the terms of the requested financing, costs to seller and cost to the buyer.

Owner Financing Addendum - for sales where the seller is providing the loan. This addendum clearly specifies the terms of the Trust Agreement; including amortization and payment of the secured loan.

Walk-thru Addendum - Most purchase agreements allow the buyer to inspect of the property prior to closing. This is to confirm that the conditions of the contacts have been fulfilled.

Property Condition Disclosure - The Tennessee Residential Property Disclosure Act states that anyone transferring title to residential real estate must provide information about the condition of the property.

Exempt from Property Disclosure - The Tennessee Residential Property Disclosure Act allows for certain exemptions to the act. This form may be used if the seller is qualified under the exemption section of the act.
